Marcia Rubenstein

 
  Marcia Rubenstein is a principal for Sight on Site, LLC. She draws on over 25 years of commercial real estate experience with a particular emphasis on real estate asset and investment management. During her career, she has helped corporate, institutional and private clients enhance property value and utilize real estate assets more effectively to achieve overall business objectives.

Ms. Rubenstein assists investment, real estate, and not-for-profit companies with mission-critical operations and asset management initiatives. She has a successful track record working with major corporate and institutional clients as well as small entrepreneurial firms, and significant accomplishments as a team leader. Her work has focused on office, retail, parking and multi-family residential real estate, and corporate operations.

Prior to forming the firm, Ms. Rubenstein was an independent consultant in private practice and previous to that, Senior Vice President of LaSalle Partners (now Jones Lang LaSalle).  Throughout her career, she has specialized in leasing and management for office and retail real estate portfolios and trophy assets for institutional and corporate clients.

She developed groundbreaking property management service products, and managed the first corporate real estate outsourcing assignments in the banking and electric utility industries.  She and her teams have consistently received recognition and awards for management excellence.

Major Accomplishments

  • Chief Executive of multi-state portfolios for a key bank with 3 million sf in 12 properties, a major utility company with 5 million sf in 80 buildings, and a 10 million square foot business products company with 50 locations; substantially reduced costs while improving service levels
  • Sold several unique and unusual assets – including a YMCA camp, a transitional housing facility and a college campus - for more than 10% above expectations
  • Completed ten operating assessments of institutions; identified annual savings of between 8% and 12%
  • Created budgets and management plans for complex multi-function locations like Grand Central Terminal, shopping centers, and business units
  • Acted as product manager for management services; developed operating protocols for new property startups, operating best practices, core management practices and disposition support for a 200 million square foot management portfolio
  • Trained over 300 newly assimilated employees in less than 6 months following acquisition of real estate development, property management and leasing brokerage firm handling over 95 million square feet
  • Negotiated labor agreements on behalf of 180 urban buildings covering thousands of employees
  • Negotiated national alliances and leveraged purchasing arrangements with building service contractors
  • Assisted on over 50 building startups and several dozen closeouts  
  • Project managed redevelopment & renovation for major shopping centers and urban retail centers
  • Participated in due diligence for 4 major corporate acquisitions, managed kickoff of merged entities and coordinated integration of business functions after closing 
  • Managed client purchases of electricity, yielding substantial savings
  • Developed quantitative models for projecting bottom line impact of strategic and operating alternatives
